Poor job on appraisal, did not use accurate comparable properties such as properties listed but not sold, did not find comparable of lake front property, did not include boat dock, missed one bathroom. Really incomplete and poor job.Cost of appraisal was on high end.
1) Forgot to count a bathroom and a bedroom, there are 5 of each, NOT 4.
2) Significantly incorrect square footage used on comparable.
3) My property is on a private 15 acre lake, no lake front sale comps were used ( 1 acre homes on lake that have been updated or new start at 900K +) and the appraiser states: " There was no indicated adjustment at this time for lake v interior homesite" . This is a significant appraisal error. ( Tell any realtor in Atlanta you want to buy a one acre home on a lake, next to the best schools and they'll tell you you'll have to pay 800-900 up into a million). My property owns a section of the lake. Even view lots list more than interior lots. No additional value was assigned.
4) No Value given for: boat dock, storage facility or 5 fireplaces, 3 decks, 70% of basement is above grade, daylight, finished with additional bedroom.
5) "Comparable" #3 does not have a finished basement, comparable #1 does not have a sale and is much lower square footage. Market analysis research is inaccurate. Appraiser clearly does not have experience in the Alpharetta / Milton area.
